Q. How do I value my property?

Everything has its value and we believe that value is only worth what somebody else is prepared to pay for it. This can depend on various factors but ultimately it comes down to how keen the owner is to sell and how eager the purchaser is to buy.

Ask yourself two questions before selling:

  • The lowest price you will accept for your property
  • The ideal price you would like to achieve

Online valuations – use Matching Properties ‘trusted websites’ to help you best obtain an accurate value of your property. Ultimately it will be you who decides what price you are prepared to accept (whether using an estate agent or through Matching Properties), but these sites are very useful (see guide for details).

Another method is to contact one of our Estate Agents, who will happily visit and value your property.

Q. How will potential buyers contact me?

We receive enquiries from potential buyers, then a member of the Matching Properties team will contact you with their information via email and/or phone. You can then contact the buyer / interested party and answer any questions they may have whilst also arranging a viewing time which suits both parties.

We recommend that you make sure you are accompanied by a friend or relative when a viewing takes place just as you would if the buyer was sent by an estate agent.

Q. What happens when someone agrees to buy my home?

Appoint or notify your solicitor, they will require:

  • Name and address of buyer
  • Sellers name and address
  • Name of Buyers and sellers (your) solicitors details
  • Amount property sold for.
  • Any conditions of sale
  • Proposed exchange and completion dates

This can be done during a visit at the property so that any conditions of sale can be arranged if needed. Your solicitor will do the rest so don’t worry – the most important thing is to have an agreed price.

Your solicitor will take it from there sorting out your contract, liaising with the buyer’s solicitor and overseeing all legal documentation. If the buyer is satisfied on all the relevant matters, contracts are exchanged, the transfer dead approved and Congratulations, you have sold your property with finally exchanging contracts and handing over the keys.
